PROJECT SUMMARY

The 50 Berkeley Street project was awarded to BAM Construction in 2023, who worked alongside Dutypoint to supply and install the plant rooms. This comprehensive replacement was designed to decarbonise and optimise an existing building’s operations. The project involved the design, manufacture, and delivery of two plant rooms with similar layouts and systems, utilising innovative methods to address weight and space constraints.

PROJECT CHALLENGES

The replacement of 50 Berkeley Street’s plant rooms came with several significant challenges. One of the primary obstacles was managing the additional weight within the plant rooms. Minimising this weight was critical to ensuring the structural integrity of the building. Space constraints also played a pivotal role, as the plant rooms required a compact and efficient layout to function optimally within the limited available space. Furthermore, replacing these systems demanded seamless integration to avoid disrupting ongoing operations within the building.

PROJECT SOLUTION

Dutypoint addressed these challenges with innovative and efficient solutions. To tackle the weight issue, our team collaborated with Armstrong Pumps to design a system where the pumps were hung in the pipework, along with their Suction Guide and Flow-Trex Valves. This forward-thinking approach eliminated the need for traditional inertia bases filled with concrete, effectively reducing the weight by approximately 5 tonnes per plant room.

 
In terms of components, the project integrated streamlined elements such as the Vexo X-POT 6+ units. These replaced conventional air and dirt separators, improving system efficiency and saving valuable space. Additionally, a degassing pressurisation unit was incorporated to further enhance the overall performance of the plant rooms.

Each of the two plant rooms (fed by air source heat pumps 1 LTHW & 1 CHW) were fitted with:

  • 2 x buffer vessels from Ormandy
  • 8 x pumps from Armstrong
  • 8 x Danfoss inverters
  • 1 x Vexo X-POT 6+

Wall-mounted Danfoss inverters were used, which not only maximised the available space but also provided notable maintenance benefits. These thoughtful design choices ensured that the project met its objectives for weight reduction, spatial optimisation, and operational efficiency, all while supporting the building’s decarbonisation strategy.
