Project Summary

The new Catterick Integrated Care Centre (ICC) is a major development serving both the NHS and the Ministry of Defence. To meet the complex demands of this large-scale healthcare facility, Dutypoint was commissioned to design and deliver a 16.5 m × 6.2 m fully packaged offsite plant room.

PROJECT CHALLENGES

This large-scale healthcare project demanded a plant room that could integrate a wide range of systems while still meeting stringent NHS and MoD compliance requirements.

  • Scale and complexity: The project required a large rooftop packaged plant room housing multiple integrated systems and components.
  • Healthcare & MoD standards: The design had to meet strict performance, safety, and compliance standards in accordance with HTM guidance and healthcare engineering best practice.
  • Programme pressures: With a tight construction schedule, the client required an efficient delivery method that minimised onsite disruption.
  • Rooftop installation: The elevated location posed logistical challenges, making modular offsite fabrication essential to ensure safe, accurate installation.

PROJECT SOLUTION

Dutypoint responded by delivering a complete offsite-engineered plant room solution. Working from Stage 3 schematics through to detailed 3D modelling, the in-house team ensured every aspect of the design met the client’s technical and operational needs.

The 16.5 m × 6.2 m plant room was fully assembled and quality-checked in-house under controlled conditions, then split into three modular sections for transport and rooftop installation. Each module incorporated chilled and heating pumps, secondary hot water systems, buffer vessels, vacuum degassing units, and associated control equipment.

 
The design was developed with HTM compliance and all relevant healthcare building services regulations in mind. Internally, the system featured 316 thin-wall stainless-steel pipework for LTHW and CHW services, and copper pipework for HWS distribution, ensuring durability, corrosion resistance, and long-term reliability.

By shifting construction offsite, installation time was significantly reduced, health and safety risks were minimised, and programme certainty was achieved. The result is a fully packaged, high-efficiency plant room designed to perform reliably at scale, supporting the vital heating, cooling, and water service operations of both NHS and MoD facilities at Catterick ICC.
